Until June of 2004, selling a home in San Diego was not much of a problem. The demand for homes was so great that many homes that would have had a problem selling, sold. As the market began to slow down (become normal), the expired listings began to rise.
So why do some sell and others don't? Most of the time it can be determined with a 30 minute visit to the property by an expert trained and experienced to make those determinations.

The problem(s) often go unrecognized because the seller is so used to the problem that they fail to recognize it, even if they are now looking for it. Not all agents are capable of recognizing the problems either. Some don't look for it, others don't know it and still others are too afraid to say anything for fear of alienating the seller and loosing the listing.
