Why use a Buyer´s Agent?
Home purchase is one of the largest, if not the largest, purchase of a lifetime. It is a complex process that can be daunting. It can also be exciting and gives most people a sense of satisfaction knowing they will enjoy their home and, at the same time, build for their financial future. Purchasing real estate is a complex and major transaction with many details to be handled.A Buyer's Agent is responsible for protecting the buyer's best interests.
This is not a process to go through without professional assistance. Buying a home without proper inspections, document and disclosure review, and without the knowledge of the broader market, is risky. It is also risky to buy a home with an Agent who does not represent your interests exclusively. Buyer Agents receive specialized training on Buyer concerns and issues and utilize market research tools, technology and resources that will give Buyers a great advantage in approaching home purchase or residential investments.
Clients depend on rapid delivery of information, up-to-the-moment market knowledge, and aggressive negotiations in their behalf. Our approach is thorough and professional, and customized to meet the level of involvement our Buyers want. That may be previewing homes along with the Agent several times a week, previewing areas of interest or reviewing forms and contracts.
An authentic buyer´s agent is a home buyer´s advocate. A buyer´s agent is a specialist in the home search process. They are trained on the home buyer´s needs, researching daily for homes that match your buying criteria and then previewing those properties. The buyer´s agent invests the necessary time so that you find the home that is right for you.
A buyer´s agent is prepared to protect and advocate your interests as a home buyer. For example, a buyer´s agent holds a seller responsible for covering the costs required to get the property in order, before the sales transaction is closed. In fact, a buyer´s agent may recommend canceling the transaction, and thereby forgoing his/her commission, if the terms are not in your best interest!
Buyer's agents are specialists in negotiating and structuring the transaction in the buyer´s best interests. They have experience in getting more purchase offers accepted because they know how to work with sellers and or the seller's agent. They remove potential conflicts of interest that can exist between general selling agents and you as the buyer.
You'll see homes most others don't even know about. Buyer´s agents show more available homes in the marketplace, including homes that are for sale by owner (FSB0). They will show you exclusive listings, expired listings, probate sales, bank repossessions or foreclosure properties when available. They will also drive the neighborhoods to uncover homes not listed in the REALTOR Multiple Listing Services (MLS) system, and even have systems allowing you to buy directly from the sellers of homes that are not yet on the market!
Perhaps best of all, a buyer´s agent will greatly lessen or even remove the pressure that often exists in purchasing a home through general sales agents. A buyer´s agent spends the necessary time working with you at your pace to help you find the right property.
How to choose the right professional to represent you.
There are as many horror stories about bad real estate agents as there are houses. There is no way to guarantee you wont have problems with your real estate agent, but there is a way to eliminate the majority of problems from the beginning. Choose a REALTOR®. REALTORS® are real estate agents that have chosen to join the local and National Association of REALTORS® (NAR). The NAR has adopted a code of ethics that goes beyond the state laws prescribed by the Department of Real Estate. All REALTORS® are required to adhere to the NAR code of ethics. This requirement is backed by by fines and other penalties, not just dismisal from the NAR for non-compliance. So why would you want to choose someone that did not want to subscribe to a higher standard?
